Manor Farm Stud is a listed 37 acre property, of which 30 acres are laid out in post and rail paddocks.

Situated just six miles outside Newmarket at Chippenham, in recent years it has acted as a spelling yard for horses in training at Newmarket but has the ability to be adapted to a variety of equestrian uses.

With a total of 44 boxes, it has an attractive modern yard set in a quadrangle with an American barn containing well sized loose boxes, a horse walker, wood chip canters and a large menage.

The main drive to the property is accessed from Freckenham Road behind automatic gates that lead to a bungalow and the main yard, which is constructed of breeze block with brick facing and under a clay pantile roof.

There is separate access along the track to the north of the main buildings for heavier vehicles

All facilities can be accessed from the stable blocks, which are of block construction and measure 3.6m by 3.74m, with traditional top and bottom doors with a side, rear and ventilation window. They have concrete floors with fixings for water buckets and managers and stables are 3m to eaves height.

There is a staff area set above one larger central stable of 4.8m by 4.8m and all stable doors are fitted with anti-weave bars and metal fixings to the bottom doors to prevent crib biting.

Yard facilities include tack room, feed room, office and general store. The American barn, which has cement fibre roof cladding and a large sliding door at the south gable end, measures 12m by 30.5m.

Other facilities include a large manure bunker, covered five horse walker with tarmac access, menage and loading ramp.

The accommodation is a bungalow that is set adjacent to the main yard. It consists of three bedrooms, well proportioned sitting room, dining room, conservatory, study and kitchen with fitted units and an oil fired AGA cooker. Occupancy is restricted to those employed in agriculture, forestry or horse racing.

The property was previously used as a resting and recuperation yard for horses in training. There is a circular all weather track within two of the paddocks and the close proximity of the facilities allows efficient use by a large number of horses. A public footpath runs from the north to south boundary of the property.

Manor Farm Stud is an English Heritage Grade II listed property and is registered under the current Single Payment Scheme. Planning permission is in place for an additional six stable boxes and a hay and bedding store.
